The Richmond Highway Corridor is located in the southeastern portion of the county, extending from the City of Alexandria boundary south along Richmond Highway (U.S. Route 1) Fort Belvoir. Not only does this submarket enjoy easy access to Interstates 95 and 495, it also contains the terminus for the Metrorail Yellow Line at Huntington.
The corridor is dominated by retail development, nearly 3 million square feet,
though office (a little more than 1 million sq. ft.) uses are also present.
In addition, the Department of the Army and its contractors at Fort Belvoir
occupy 10 million square feet of office space on the base.
As one of the first commercial districts in Fairfax County, the Richmond Highway
corridor has its own economic development agency, the Southeast
Fairfax Development Corporation (SFDC). The SFDC is a public-private nonprofit organization that helps businesses locate or expand along the 7.5-mile Richmond Highway (U.S. Route 1) corridor, which extends from the Capital Beltway (I-495/95) south to Fort Belvoir in southeastern Fairfax County. Since its inception in 1981, SFDC has helped spur more than $1 billion in new construction, revitalization and redevelopment along in the corridor. Major
employers in the area include the Defense Contract Audit Agency, the Defense
Logistics Agency, Inova Mount Vernon Hospital, Radian, and the Department of
the Army. Fort Belvoir, an 8,656-acre Army base that employs nearly 20,000
civilian and military personnel, is one of the largest employers in Fairfax
County.
This submarket also contains numerous points of historical interest and natural beauty, including Fort Hunt, Huntley Meadows Park, Mount Vernon, the Pope-Leighey House, River Farm, Washington’s Grist Mill and Woodlawn Plantation. Additionally, land along Richmond Highway at Fort Belvoir has been set aside for the proposed National Army Museum. Portions of the Richmond Highway corridor have been designated as one of the seven Commercial Revitalization Districts/Areas in Fairfax County.
